Can You List Your Home on MLS Without a Traditional Realtor?
Yes. Pennsylvania homeowners can list their properties on the MLS through a participating licensed brokerage without hiring a traditional full-service listing agent. The Multiple Listing Service is the shared database real estate agents use to find homes for their buyers, and homeowners generally cannot enter a property into an MLS without appropriate brokerage access. A flat fee listing solves that: a participating licensed brokerage handles the MLS entry, and you remain responsible for managing the sale itself.
That means you set the asking price, schedule showings, review offers and decide which buyer to work with. You get the visibility of an MLS listing without paying a percentage-based listing commission.
How Flat Fee MLS Listing Works in Pennsylvania
Instead of a commission tied to your sale price, you pay one set fee for a listing term. Your property appears on the MLS alongside agent-listed homes, so buyer's agents searching their system can find it the same way they find any other listing. For a quick overview of the four stages, see how our flat fee process works. This guide adds the practical detail behind each stage.
Step-by-Step: Getting Your Property Listed
- Gather the basics. Note your property address, bedrooms, bathrooms, square footage, lot details and anything a buyer would want to know.
- Prepare your photos. Clear, well-lit photos matter more than almost anything else. Shoot each room from a corner, open the blinds and include the exterior and yard.
- Choose a package and order online. Pick the listing term and photo allowance that fit your plans.
- Complete the required paperwork. Documentation requirements vary by MLS. Pocono MLS, for example, requires a seller's disclosure before a listing can be activated. We provide the applicable forms and instructions as a courtesy during the listing process.
- Review and go live. Once your information is complete, your listing is entered on the appropriate MLS.
Pennsylvania MLS Coverage Varies by Location
Pennsylvania does not have a single statewide MLS. Several regional systems serve different parts of the state, including Bright MLS, West Penn MLS, Greater Scranton MLS, Pocono MLS, Greater Lehigh Valley MLS and Pike/Wayne MLS. Service areas can overlap, and no one system covers every Pennsylvania property.
The right MLS for your home depends on its address. You can review the regions and common service areas on our Pennsylvania MLS coverage page.
What Happens After Your Listing Goes Live?
Agents working with buyers can see your home in their MLS searches, and listing information is shared with major consumer sites such as Zillow and Realtor.com. From here, the sale is in your hands: you arrange showings, answer questions, and negotiate terms. If the market tells you something, such as few showings in the first few weeks, you can request changes to your price, photos, or description through our listing service during your listing term.
How Buyers Contact You
It helps to understand the difference between what agents see and what the public sees. Licensed agents can view your contact details and showing instructions directly in the MLS, so a buyer's agent can reach you to book a showing.
Public websites such as Zillow and Realtor.com generally display the listing brokerage's contact information rather than your personal phone number or email. Buyers who call the listing brokerage may be routed to you through the brokerage's automated phone system. Keep your phone handy once you're live, and respond quickly; prompt replies often make the difference with serious buyers. For more detail, see how buyers contact sellers on Pennsylvania MLS listings.
Any compensation you choose to offer a buyer's agent is not entered in the MLS listing. Those arrangements may be negotiated separately, outside the MLS, subject to applicable rules.
